Prudential, Fox & Roach have released a report focusing on real estate trends in the area.
Local real estate prices are continuing to drop, according to Prudential Fox & Roach, Realtors HomExpert Market Report. East Windsor According to the report, the number of properties in East Windsor that sold during the first quarter of 2013 was 43, the same as the first quarter in 2012. In 2011, 30 homes were sold and in 2010 44 were sold. In addition, the median price of properties sold during the first quarter of 2013 dropped 6.8 percent from the same time last year and is down 30.5 percent from 2010. According to the report, the median price of properties sold during the first quarter of 2013 was $193,000, down from $207,000 in 2012. In 2011, the median price was $200,000, and $277,500 in 2010. Correction: The median price for a property sold in Cranbury in 2013 is $375,000. The number of properties that were sold in Cranbury during the first quarter of 2013 dropped from the same time last year, as prices continue to plummet, according to Prudential Fox & Roach, Realtors HomExpert Market Report. According to the report, five properties were sold during the first quarter of 2013, compared with 6 last year. The median price of those properties dropped 43.82 percent, from $667,500 in 2012 to $375,000 in 2013. In addition, those homes were on the market for 96 days in 2013, compared with 127 last year, a drop of 24.5 percent. The former home of the Cranbury Bookworm still needs a new tenant.
Rocco D’Armiento says 54 N. Main St. is an excellent spot for a downtown business or residence. Now, the only thing that stands in the way is the right tenant. The building, formerly home to the Cranbury Bookworm, has been vacant since the book store relocated down the street. While there has not been a deal on the property, D’Armiento, of Prudential, Fox & Roach, is hopeful that its location and mixed use zoning will make it attractive. “There are restaurants, local shops, and always different things going on around town,” he said. “A lot of new shops have opened up.
