"It is imperative to have accurate information on title so that we can determine if the property has any restrictions, encumbrances, or easements which would prevent a wireless client from moving forward on a new cell tower or collocation," said Bridget Lauer, director of property research. "Issues such as height restrictions, delinquent taxes, liens or judgments need to be brought to a client's attention before a project gets underway. It can be a huge liability for these firms if their leases are not secure."
CW Solutions recently worked with Capital Telecom, a tower developer for the wireless industry, on preparing 40-year deed chain title reports on four properties owned by Home Depot in Texas, Virginia and Florida. Capital Telecom partners with real estate owners such as Home Depot to develop towers on their properties. CW Solutions has conducted over 200 title searches nationwide for Capital Telecom since 2010.
"All of the sites for Capital Telecom are new tower projects," said Lauer. "The towers are placed on areas that are not utilized."

Additionally, The Law Office of Mary E. Maggio, LLC, is working with CW Solutions on 40-year deed chain title reports involving tideland claim searches in New Jersey for third party clients. These searches involve reviewing prior grants and leases of areas formerly flowed by tidal waters.
"Most of the work we are doing for Maggios' office involves collocations, which means there is existing equipment on the site," explains Lauer.
